Construction Management

As an owner, we are frequently executing business plans to upgrade building systems, common areas, and apartment renovations. We offer these services to our clients and have several decades of experience sourcing the best vendors and the right prices to execute on anything required in today’s ever-changing landscape. Canvas will source contractors, oversee and level bids and take the execution on from start to finish. This is a significant value-add for our management clients and LPs.


Creating a brand for our residents starts with our in-house leasing team.

Canvas will handle the ongoing renewal process and negotiations with existing residents. This is a crucial element to driving NOI. We believe there is no better compliment on the service provided than a lease renewal. However, life change and apartment sizes do dictate an element of turnover on a yearly basis. We price and distribute renewal offers 3-4 months in advance of a lease expiration, tracking them every step of the way.

Communication with existing tenants to confirm availability 60 days before the end of the lease gives Canvas the opportunity to lease in advance of a vacancy. As always, our goal is to focus on retention, trade-outs, and vacant days-on-market. Pricing is a key element in the balance between maximizing revenue and occupancy. Our team utilizes data from the leasing module of our software platform, Juliet Technologies to help price upcoming vacancies. Leasing teams disseminate the availability through all relevant rental marketing website. Canvas is always looking for ways to cooperate with every outside brokerage in hopes of obtaining tenants for our available units. This helps provide maximum exposure for all of our owned and managed NYC apartments. We share access to our software platform to allow all stakeholders with a dashboard view into all availability and progress on the leasing front.


Best in class financial reporting through Yardi Voyager allows our Accounting team to reconcile cash on a daily basis, keep A/P and A/R clean and produce timely financial reports to the most institutional of partners. We utilize a technology stack that affords our residents an ability to pay, our vendors an ability to get paid, and our clients the GAAP reporting they expect.
